Orris Carnation Residency mein elevators ka kya scene hai daily? I work in real estate, but buying for myself is different, so I'm looking beyond brochures. My main concerns are operational realities. Firstly, elevator quality and maintenance response time – dekha hai kitne projects mein lifts hamesha kharab rehti hain. Is it full flat power backup for elevators? Secondly, children's play area – is it actually usable and safe for kids, ya just a checkbox? Aur water supply, tank capacity kitni hai? Tanker dependency toh nahi hai? Off the record, I want to know real-user experiences. Which of these issues should I be most wary about here? Your honest input is appreciated.

I think the key here is the total units – 672 units is a massive society. Managing maintenance for so many flats is always a challenge. The post-possession experience largely depends on the RWA. If the RWA is strong and active, they can push the builder for better services or manage things well themselves. Otherwise, it can be a mess. My advice would be to spend a full day there, talk to multiple residents from different towers, not just one or two. That will give you a real picture beyond what any one person can tell you.
90 L - 1.7 Cr for a 2014 possession project? Gurugram market mein abhi bhi itna price tag for a 9-year-old project? I'm trying to understand the value here. Current market mein toh naye projects bhi iss range mein mil jaate hain.

Regarding the elevators in Orris Carnation, I have a friend who lives there. He says one or two lifts are usually out of order in his tower, but they do have full power backup for all elevators. Response time for repairs is 'okay', not super fast but not horrible either. Children's play area is there, but it's pretty basic, nothing fancy. Usable for small kids, but not something that will 'wow' you. Water supply is generally okay, no major tanker dependency reported by him, but summer mein thoda issue ho jaata hai sometimes.

Unka water supply ka issue itna bada hai ki almost daily tanker bulana padta hai. Builder ne bola tha huge underground tank hai, but reality mein it's just a small one. For Orris Carnation, with 672 units, water capacity is HUGE. Make sure you get proof of tank capacity and check with existing residents, not just the sales team. Don't fall for brochure promises.

Exactly! My friend faced similar problems in a complex near Badshahpur. Water pressure was terrible on higher floors, and they had to rely on borewells that often ran dry. Builder ne toh sab green-green dikhaya tha but ground reality was something else.
