The actual usability of amenities after moving in is a huge factor for resale, something I'm realizing now. Just got possession of my 2BHK at Orris Carnation Residency a few months back. The clubhouse looked amazing in brochures, but it's pretty empty most days. Makes me wonder if the premium for these facilities actually translates into higher rent or future sale price. Security also feels a bit lax with visitor management. Am I the only one seeing this? Does anyone else find their society's clubhouse barely used?

Totally relate! My cousin bought in a society near Airport Road (Gurgaon side) and same story. Clubhouse is always empty. What a waste of maintenance!
Exactly! We are first-time buyers and looking for a 2BHK. Amenities dikhane mein acchi lagti hain but kaun use karta hai daily? Budget mein toh yahi sab cut karna padta hai, but then you feel like you paid for nothing.
