Orris Greenopolis mein ek option mila hai, but builder-buyer agreement ke clauses bohot complicated lag rahe. Kya kisi ko experience hai kaise check karein ki koi hidden traps toh nahi? Builder delays ke case mein RERA ke under kya rights hote hain, aur kaise enforce karte hain? Aur RERA registration kaise verify karte hain, koi red flags bhi hote hain kya? RERA registration verify karna toh bahut easy hai. Haryana RERA ki website pe jao, wahan 'Project Search' mein builder ka naam ya project ka naam daalo. Agar registered hai toh details aa jayengi. Usmein builder ka past track record (if any), project status, complaints filed, sab dikh jaata hai. Aur Gurgaon mein abhi market thodi tight hai, inventory bahut hai, so buyers ke paas negotiate karne ka chance hai. Don't rush into anything, especially with a new builder.
RERA website toh must hai bhai! Sabse pehle wahi check karna chahiye.
Haan, agar builder ka naam search karne par 'ZAK Spaces' ke under koi project na mile, toh it's a huge red flag because they haven't delivered anything yet. Aur 'Complaints' section mein jaake dekho, agar us specific project ya builder ke against koi complaints filed hain, toh woh bhi dikh jayengi. Agar bahut saari complaints hain, toh definitely avoid karo. Isse pata chalta hai ki builder ka history kaisa raha hai.
