Since last month, I've been really stressing about the maintenance in Orris Greenopolis. I work in real estate, so I know the drill, but buying for myself is different. We pay such high maintenance charges, but water supply is still so unreliable, often tanker pe depend karna padta hai. Aur power backup? Sirf common areas ke liye hai, flat mein inverter lagana pada. Honestly, itna paisa deke bhi basic cheezein nahi mil rahi. Is it just me or others also facing this value for money issue with maintenance here? What's the point then?

This is a real concern, especially with the current market conditions in Gurugram. Property prices are already high, and if you're paying premium for maintenance and still not getting basic services, it's a huge red flag. First-time buyers like us can't afford such surprises.
Not isolated at all! My cousin bought a flat near Badshahpur a few years ago, and faced similar issues with a different builder. High maintenance, but then you're paying extra for everything. Water scarcity is a huge problem in that belt, especially if the project doesn't have its own robust system. Power backup bhi pura nahi dete. Builders promise the moon but deliver only a small crater.
To answer U3's question, yes, the possession was indeed from 2020-12-01. And regarding the RERA, it's GGM/311/43/2019/05. I checked it. The problem is, even with RERA, builder ki responsibilities often get diluted post-possession. Maintenance is usually handled by the RWA, but if the builder doesn't hand over a proper system, RWA struggles.
Sahi keh rahe ho. Even in projects around Airport Road (Gurgaon side), I've heard similar stories. Builders cut corners. This Orris Greenopolis RERA number GGM/311/43/2019/05, did anyone check their past records before booking?
Hmm, but ₹1.1 Cr – ₹2.3 Cr is a decent range for a completed project in Gurgaon. Maybe it's an isolated issue? I mean, 1862 units toh bahut zyada hain, managing that many people is tough. Are these issues recent or from the start?
Totally agree with the OP! I was looking at Orris Greenopolis too, but the maintenance charges always seemed a bit off for the facilities mentioned. Water and power are basic necessities, yaar. Hearing this makes me even more hesitant. My budget is already stretched for a first home.
Possession date toh 2020-12-01 ka hai na? Itna time ho gaya, ab tak basic issues resolve nahi hue? RERA number kya tha is project ka?
Exactly! My friend lives there, and he's always complaining about the same. Tanker water is a regular thing, not an exception. What's the point of paying so much?
