Outgrowing my 2BHK and questioning modern luxury layouts
Upgrading to so-called luxury high-rises in Hyderabad is honestly a scam when you look at actual usable space. Currently in a 2BHK in Kondapur and thinking of upgrading because family badh rahi hai. Already have a home loan running, so every extra rupee hurts. Everyone is hyping Sattva Lake Ridge, but nobody talks about the actual carpet area efficiency. Brochure pe 3BHK looks massive, par balconies aur foyer space mein aadha square feet waste ho raha hai. Daily livability wise, kya yeh sach mein upgrade feel hoga ya just fancy clubhouse ka extra maintenance bharenge? School proximity is okay, but daily grocery ke liye bhi gaadi nikalni padegi. Is the price jump worth it? Disagree? Tell me why.

Current market in Hyderabad is completely tilted towards premium tickets right now, but salary growth toh stagnant hai na. If someone stretches from 80 lakhs budget to 1.7 Cr just for fancy clubhouses, emergency fund ka kya hoga? Disagree karne wale bolenge appreciation milega, but what if market cools down by 2027? Kya resale market mein 897 units ke beech buyer milna aasan hoga?

Paying pre-EMI for almost four years while already paying an existing home loan EMI in Kondapur sounds extremely risky. Budget pura stretch ho jayega agar construction delay hua toh.

Yes, mostly sabhi new luxury projects yahi kar rahe hain. I checked a layout recently where out of 1900 sqft, actual usable carpet was barely 1250 sqft. Baaki sab common area, massive deck, aur odd-shaped foyer mein chala gaya jahan ek shoe rack bhi theek se fit nahi hota.
