Honestly, Ghaziabad mein aajkal first-time buyers ke liye market kaafi tricky hai. Supply zyada hai, demand thodi slow hai, especially for projects with ongoing status. Interest rates bhi upar hain. Oxirich Square One ke 100 units hain, toh kya sab bik gaye hain? That also affects the society vibe and maintenance, agar units khali rahenge toh funds bhi kam honge.

The price range ₹37 L – ₹45 L seemed okay for the location near Ahinsa Khand II, but the builder's reputation for delayed projects is a red flag. My friend in Abhay Khand had a nightmare with another Oxirich project, got his possession 1.5 years late. Always check the RERA status properly, UPRERAPRJ14784, is ONGOING, but deadlines often slip. Don't fall for glossy brochures and fake promises of 'world-class amenities'.

Bhai, totally agree! Hum toh socha tha project ONGOING hai, toh sab smooth hoga. Lekin sunne mein aaya hai ki construction quality mein bhi issues hain, especially plumbing. What about the possession date? RERA site pe toh 2024-06-01 dikha raha hai, but is that realistic considering the current state?
