Padam Punjabi Bagh mein rental yield expectations unrealistic hain. From my calculations, luxury properties ka ROI bahut low rehta hai. Often, people overlook the actual net yield after maintenance and property taxes. Jin logon ne yahan invest kiya hai, unhe actual rental kitna mil raha hai versus purchase price? Capital appreciation ne compensate kiya hai kya? Resale market mein liquidity ka kya haal hai for such high-ticket homes? What's your experience with exit strategy?

Theek hai, capital appreciation toh theek hai, but current market conditions kya hain? Delhi mein luxury rentals ke liye demand kaisi hai abhi? Kya high-end properties ke liye tenants milna aasan hai ya khali padi rehti hain kaafi time?
Jaise aapne poocha, current market mein luxury rentals ki demand specific pockets mein hi hai. Expats ya high-net-worth individuals hi target audience hote hain. Lekin supply bhi badh gayi hai, especially after COVID, toh competition tough hai
U3, aapka point valid hai. Meri ek relative ne 4 saal pehle Punjabi Bagh mein ek high-end apartment liya tha. Unka rental yield mushkil se 2.5-3% hai, jo ki bahut low hai compared to commercial properties. But they are banking on capital appreciation. Unka kehna hai ki property ki value almost 30% badh gayi hai in 4 years, so that covers the low rental yield. Exit strategy mein bhi liquidity issue rehta hai high-ticket homes mein, jaldi buyer nahi milta.
Ek baat jo mujhe khटक rahi hai wo hai 'RERA Not Applicable'. Ye kya matlab hai? Koi red flag toh nahi hai ye? First-time buyer hoon, thoda nervous ho raha hoon.
Haan, U6 ne sahi bola. Mere ek dost ne Ansal Villas mein ek property li thi jo non-RERA thi. Builder ne possession date 2 saal tak delay kar di, aur koi accountability nahi thi. Bahut bhaagne ke baad mili property. Isliye, RERA ho toh thodi assurance rehti hai, warna risk zyada hai, especially for first-time buyers like us. Humara toh life savings lag jaata hai.
Jo aapne bataya, RERA 'Not Applicable' ho sakta hai agar project RERA implement hone se pehle complete ho gaya ho, ya agar total units bahut kam hain (like under 8 units in some states). Padam Punjabi Bagh mein toh 36 units hain, so maybe it was completed earlier. But still, transparency ke liye RERA registration hona chahiye tha. Always check builder's past projects for any legal issues.
Punjabi Bagh mein rental yield expectations unrealistic hi hain. Anand Niketan, Alaknanda mein bhi same story hai, luxury rentals ka market thoda slow hai.
Yaar, original post bilkul sahi keh raha hai. Padam Punjabi Bagh ke prices sunke toh mera budget hi hil jaata hai. Luxury properties mein ROI ka chakkar samajh nahi aata. Itni high investment pe rental yield agar low hai toh point kya hai? Mujhe toh lagta hai capital appreciation bhi overhyped hai.
Sahi baat hai. Par kya kisi ne actual numbers dekhe hain? Jin logon ne yahan invest kiya hai, unhe actual rental kitna mil raha hai versus purchase price? Main toh bas yahi jaanna chahta hoon ki itni mehngi property mein log kya dekh ke invest karte hain.
Totally agree bhai! ₹3.3 Cr se ₹9.3 Cr? Mera toh downpayment bhi nahi banega itne mein. Rental yield toh chodo, EMI hi nahi nikal payegi.
