Palm County investors — what's your take on ROI?

Palm County – seriously eyeing this for my first investment property. The ₹38.39 L–₹47.98 L range for a 1/2 BHK looks okay, but my main concern is ROI. Anyone here buy early? What's the capital appreciation been like since launch? Not sure how much upside is left. What rental yield can I realistically expect? My parents say Bangalore rental income is generally low. Also, any info on the builder's delivery track record? On-time possession is critical for investors. What's the resale market like? Any experiences?
