Palm Drive — everyone's hyping it up, but I'm not convinced. I work in real estate, so I know the super area vs carpet area games. My budget's around ₹1.2 Cr, but for a home, not just an investment. Will the actual layouts be efficient, ya just look good on paper? What about real daily life quality? Noise levels, air quality near NH8... off the record, is it genuinely livable or just another crowded concrete jungle? Change my mind.

Main toh aise promises pe trust hi nahi karta ab. Last year, Badshahpur mein ek project dekha tha, similar hype, same super area gyaan. Booking ke time toh sab gold bolte hain, but baad mein pata chalta hai ki common areas aur shaft space mein hi aadha area chala gaya. Possession date bhi 2 saal delay ho gayi thi. Palm Drive ka possession 2029-06-01 hai, kaafi door hai. Kya guarantee hai ki time pe milega aur quality compromise nahi hogi? Builder ka track record kya hai?
Exactly! The possession date of 2029-06-01 is indeed far off, which always makes me nervous. Builders often use these long timelines to their advantage. Regarding the track record, Palm Drive is an upcoming project, so there isn't much history to go by directly. But the RERA number is GGM/965/697/2025/68DATED01.07.2025, which gives some official backing, though it doesn't guarantee timely delivery or quality.

Yaar, but Palm Drive ki location toh badhiya lag rahi hai. Aur price range bhi apne budget mein aa raha hai, ₹1.2 Cr se shuru ho raha hai. Thoda hope toh hai ki achha hi hoga. Kya pata, maybe this one is different?
Totally feel you on this, bhai! My budget is also similar, around ₹1.2 Cr, and I'm looking for a proper home, not just a number on a spreadsheet. These builders always show fancy renders, but the actual living space feels so cramped. I've seen projects where the super area was almost 40% more than the carpet area. It's a huge concern, especially for first-time buyers like us.
