Bhai, this is not new, especially with premium projects in Gurugram. The initial price of ₹8.9 Cr for Palm Floor DLF Phase 3 itself is steep, and then these hidden charges just add insult to injury. I know someone who bought in a similar project in Badshahpur, and they got hit with charges for 'external electrification' and 'infrastructure development' that weren't in the original quote. The market is already tough with interest rates, and builders make it worse. We need more transparency.
U6, RERA does cover a lot, but builders find loopholes. Sometimes these 'infrastructure charges' are for things like internal roads, sewage lines, or even power backup systems which they claim are 'upgrades' post-booking. It's frustrating because you're left with no choice but to pay
U4, what kind of 'infrastructure development' charges are we talking about? RERA doesn't cover these?

Yaar, exactly this is my biggest fear! Palm Floor DLF Phase 3 is a premium project, agar wahan bhi yeh sab ho raha hai toh hum jaise first-time buyers ka kya hoga? I was looking at properties near Airport Road and builders there also play these games. It's so frustrating to budget everything out and then get hit with these surprises.
U2, usually they don't, ya fir itna vague terms mein likh dete hain agreement mein ki samajh hi nahi aata. Mere ek relative ko bhi aise hi possession ke time extra charges lage the for 'maintenance setup fee' aur 'club membership deposit', which were never clearly disclosed. It's a common tactic.
Totally agree U1! Builders ki yeh purani aadat hai. Did they give any prior intimation about these charges?
