I work in real estate but buying for myself is different, it's tough. Earlier, I overlooked villas, but Palm Grande Exclusive Villas in Chandigarh caught my eye for investment. Builder ka delivery track record kaisa hai? Resale market mein iski liquidity kya hai? Capital appreciation kitna expect karein over 5 years? Is this a good long-term hold?

1.5 Cr plus for a project with null status? That's insane! Usse achha toh existing properties dekho jahan ready-to-move ya near-possession hai. At least you know what you are getting.

Resale mein value nahi mili utni jitni sochi thi. First-time buyers ko toh aise projects se door hi rehna chahiye jahan transparency na ho. Apna hard-earned money aise risk mein mat dalo.

Maybe it's a new launch that hasn't updated its RERA status yet? Koi aur info hai kya location advantages ya future development plans ke baare mein?
Amenities ka brochure mein sab kuch achha lagta hai. Reality mein kitna deliver hota hai, woh important hai. Maine ek project dekha tha Rasulpur ke paas, brochure mein swimming pool aur gym sab tha, possession ke time bas ek khaali plot tha.
Location toh no doubt achhi hai, connectivity bhi theek hai. Par sirf location se kya hoga agar project hi stuck ho gaya? RERA toh hai ya nahi, woh check karna padega. Par mere friend ne Mullanpur Garibdass mein ek project liya tha, RERA approved tha but 2 saal delay ho gaya. Palm Grande ka status 'null' hai, yehi sabse bada red flag hai. Capital appreciation toh door ki baat, possession mil jaaye time pe wahi badi baat.
