Sector 137 mein Palm Olympia Phase 3 dekha. Investor perspective se, construction quality aur amenities pe darr lag raha hai. Kya resale value aur tenant attraction pe asar padega? Sunte hain baad mein maintenance issues bahut hote. Promised amenities bhi lagta hai sirf brochure mein achhe lagte. Should I risk it?

Noida market mein abhi bhi uncertainty hai. RERA number UPRERAPRJ409115 hai toh thoda bharosa hai ki project registered hai, but construction quality pe doubt toh rehta hi hai. Sirf RERA number dekh ke invest karna theek nahi.

Ye builders ki common trick hai, especially with first-time buyers. Date pe date dete rehte hain. Maine bhi ek project mein dekha hai, bolte hain 2025, phir 2027 kar dete hain bina kisi solid reason ke. RERA ke baad bhi delays hote hain, bas fine lagta hai builder pe which is peanuts for them.

Jaise aapne bataya, maintenance toh pakka issue hai. Mere ek cousin ne inke Phase 1 mein liya tha. Possession delay hua tha 2 saal. Aur jab mila, toh fittings third-class thi, khud se theek karwani padi. Resale value toh bhool hi jao, koi lene ko ready nahi. Tenant bhi mushkil se milte hain wahan, especially with so many empty units around.
