posted on 13 MayPanathur move: My real questions
3 months in my new Panathur flat, and honestly, I'm feeling a bit confused. The Metro work is still on, but I'm wondering about the actual daily commute from here to, say, Whitefield. Kitna time lagta hai normally? Is the last-mile connectivity already sorted or auto-rickshaw pe hi depend karna padega for now? Also, kids ke schools ka kya scene hai around here? We're looking at maybe NPS or Greenwood High, but I'm not sure about the admission difficulty ya distance. Any parents here with first-hand experience on schools and the daily drop/pickup grind? Maintenance charges toh high hain, but I'm hoping for good infra development. Kya lagta hai, will the upcoming metro really make a big difference for Panathur? Is it worth the wait?

While the current situation is challenging, I believe Panathur has strong potential. The sheer number of IT parks in Whitefield, Outer Ring Road, and Sarjapur makes it a strategic location. Once the metro is operational, even if it's 2-3 years away, the connectivity will drastically improve. Yes, last-mile is an issue, but services like Namma Yatri and Rapido are slowly expanding. Schools are indeed far, but new ones are coming up. It's a long-term play, but the appreciation potential is there, especially compared to already saturated areas like HSR. Patience is key for Panathur.
Good points raised by everyone. The metro is key, but what's the realistic completion timeline for the Panathur station? And will the proposed stations actually connect well to the main residential hubs or will it still be a long walk/auto ride? With property rates already so high in Bengaluru, we need concrete timelines and last-mile solutions, not just promises.
Honestly, I'm a bit skeptical. Maintenance charges are high, and I don't see the 'good infra development' happening fast enough. Builders promise the moon, but actual work is slow. Will the metro really solve everything? What about the general civic infrastructure like roads and drainage? I've seen other areas where metro came, but daily life issues persisted.
Totally agree. Builders just use 'upcoming metro' as a selling point. Ground reality is different.
You're right. My brother bought a flat in Akshayanagar thinking the metro would transform it. It's been 5 years, metro is still incomplete, and the roads are still terrible. Property appreciation has been minimal too. I think Panathur might face similar issues if the civic bodies don't step up. Just a cautionary tale, don't rely solely on the metro.
I moved into my Panathur flat just 6 months ago, and I totally get your confusion. The commute is brutal, no sugarcoating that. I work near Marathahalli and it's a daily struggle. Last-mile connectivity is absolutely auto-dependent right now, and they charge a bomb! But I'm staying positive because of the upcoming infrastructure. Property prices around here, especially towards Agrahara Layout, have already seen a decent bump just based on the metro news. Is it worth the wait? I'm betting on it.
Auto fares are ridiculous! Min 80-100 for even 2-3 kms. Share auto option toh hai but woh bhi fixed routes pe hi. Exactly, that's why the metro needs to come fast. The current market conditions demand better infra for these prices.
Auto fares kitne lete hain bhai? Is there any share auto option?
Bhai, you're not alone! Panathur ka commute from my place to Whitefield Tech Park takes me almost an hour and a half during peak hours, even with a bike. Metro work is progressing but it's slooooow. Last-mile is definitely auto pe hi depend karna padega for a long time. For schools, my cousin tried for NPS HSR, but admission is super tough, and Panathur se distance bhi kaafi hai. Have you looked at any other options closer by?
Yes, admission for NPS or Greenwood High is a battle, especially if you don't apply super early. Aur distance toh hai hi. My friend's kid goes to Greenwood and she spends almost 3 hours daily just on drop/pickup. Maybe explore schools in Kadubeesanahalli or Bellandur for now?
Same pinch! Main Aavalahalli se commute karta hoon aur lagta hai pura din road pe hi nikal jaata hai. Auto wale bhi apni marzi chalate hain.
