Panchsheel Greens II Tower E6 E7 D3 And D4 Resale & Appreciation — Greater Noida 2026 | Worth Considering?
Hey fellow Propmyna members! I've been looking into Panchsheel Greens II Tower E6 E7 D3 And D4 in Greater Noida, and with its 'COMPLETED' status, it's definitely caught my eye for end-use and potential resale. Currently, units are listed between ₹64.49 L – ₹95.32 L, with an average price of ₹10590/Sqft. Considering the project's original start date of November 30, 2017, and now being ready, it's worth analyzing the price appreciation since its initial launch. While I don't have the original launch prices, the current average seems competitive for a RERA-registered project (UPRERAPRJ8595) in Noida Extension. From a livability standpoint, being spread across 3.43 acres, it likely offers decent open spaces and amenities, which is a huge plus for families. The fact that it's completed means immediate possession and no construction delays to worry about – a big win for end-users. This also bodes well for secondary market liquidity; completed, RERA-compliant projects generally see quicker transactions in Greater Noida. The Panchsheel Group has a presence, lending some credibility. My verdict? For those prioritizing immediate possession, a settled community, and potential for stable appreciation, Panchsheel Greens II looks like a solid option to explore further.

Look, for an end-user who needs a place by 2025, and isn't in a super rush, this might still be an option to consider if the price is negotiable. The Panchsheel Group does have a footprint, so it's not a fly-by-night builder. But for 'stable appreciation' and immediate possession, one needs to do deeper due diligence. Don't get swayed by the 'completed' tag; verify the OC and actual readiness yourself. Always cross-check RERA and ground reality.
The post mentions potential for stable appreciation. But with so many new projects coming up in Noida Extension, and the current market conditions being a bit slow, is appreciation really guaranteed? I'm worried about investing a huge chunk of my savings and then seeing no growth. Any thoughts on the actual resale potential in the next 3-5 years?
I visited the site last month. The towers E6, E7, D3, D4 are indeed looking almost done from the outside, but the interiors of many flats were still being worked on. Common areas like clubhouse and swimming pool were far from finished. The sales guy said 'possession soon', but 'soon' in real estate can mean anything from 6 months to 2 years. Plus, the total units are 666, it's a massive project. It will take time for the community to settle fully.
₹10590/Sqft average price seems a bit steep for Greater Noida, especially if possession isn't truly immediate. What about the maintenance charges? And connectivity to key areas like Alpha II or Pari Chowk, is it good? Budget tight hai, so every penny counts.
Totally agree with U2. ₹10k+ for a project whose actual possession is still a year away as per RERA, is too much. You can find ready-to-move options in Alistonia Estate or even some parts of Alpha I for similar or slightly higher prices, with actual OC in hand. The 'completed' status is just to attract buyers.
Maintenance charges are usually around ₹2-3 per sqft in this area, so factor that in. Connectivity is decent because of the Expressway, but internal roads can be a bit chaotic during peak hours. For Alpha II, it's a straight shot, not too far. But yeah, the price per sqft is definitely on the higher side for a project with delayed official possession. You might find better deals in nearby areas like Ajayabpur if you look hard enough.
Bhai, this project sounds interesting! 'Completed' status is such a relief, no more builder delays tension. But the post mentions immediate possession, while the RERA date is Feb 2025. Is it truly ready for move-in ya abhi bhi kuch paperwork pending hai? Any ground-level info from anyone who's visited?
Haan, U6 sahi keh raha hai. I checked the RERA number UPRERAPRJ8595, it clearly states the revised possession date is Feb 2025. Immediate possession is misleading. This is a classic trick. It might be structurally complete, but finishing touches, common area handover, occupancy certificate, all take time. Don't fall for the 'completed' tag blindly, especially in Noida Extension, builders often play with words.
Sach bolun toh Panchsheel Group ka track record utna solid nahi hai. 'Completed' bolte hain but possession date toh RERA pe 28 Feb 2025 dikha raha hai, jaisa aapne bhi notice kiya. Ye log aise hi bolte rehte hain. Mere ek friend ne inke ek project mein book kiya tha Alpha I Greater Noida ke paas, usko 2 saal late mila tha. Be careful, bhai.
