Panchsheel Hynish T8/T9 hidden costs matter

My home loan is pre-approved, but I'm stuck trying to justify the jump to a 3BHK. For Panchsheel Hynish T8/T9, I heard about some hidden charges beyond just PLC or OC. What actual monthly maintenance do residents pay? Also, is the carpet area efficiency really worth the premium? Not sure if the total cost adds up for daily living. Hope this helps someone check too.
