Panchsheel Pratishtha vs Earth Towne - confused about ROI
2 projects I'm looking at in Noida - Panchsheel Pratishtha (ready to move) and Earth Towne (under construction). Honestly not sure which is better for investment. Earth Towne is cheaper now, but who knows when possession milega? Panchsheel is ready, so rent bhi turant start ho jaega. But, is the price justified? Anyone else comparing these? I'm thinking 5-year appreciation wise, which is smarter? Also, Earth Towne ka carpet area sahi hai kya? Panchsheel mein suna hai thoda kam hai. Koi first-hand experience hai toh batao yaar. Don't want to make a galat decision. Which would you choose and why?

Yaar, I'm facing the exact same dilemma. Panchsheel Pratishtha ka 'ready-to-move' tag bahut tempting hai, especially for the immediate rental income. But 1.7 Cr se shuruat... budget mein thoda stretch ho raha hai. Earth Towne ka price point better lag raha hai, but UC ka risk pata nahi kahan le jaayega. Confusion hi confusion hai!
