Panchsheel Pratistha site visit, total confusion.
Honestly, I'm feeling totally lost after visiting Panchsheel Pratistha site last week. Builder ne toh sab achha dikhaya, but I saw some cracks in the basement already, plus wiring ka kaam bhi messy laga. Brochure mein green areas bahut the, but ground pe toh bas thodi si grass dikhi. Is this normal during construction? Yaar, quality check kaise karte hain?

It's tough as a first-time buyer, I completely get your confusion. Every project has some issues, but cracks in the basement are definitely concerning and need professional assessment. Wiring can often be fixed. My advice for quality check is to hire an independent third-party inspection agency before making any final payments or signing the agreement. They can give you a detailed report and help you negotiate with the builder on specific repairs or even price adjustments. Don't rely solely on the builder's assurances.
Noida mein toh abhi kaafi projects available hain. Is price range mein better options mil sakte hain, especially with the current market slowdown. Builders are more willing to negotiate. Have you checked out anything near Alpha I Greater Noida? Maybe you'll find something with better quality for the same budget.
Discounts hain but construction quality pe bhi dhyan dena zaroori hai. Sasta mil gaya par baad mein repair mein jayenge toh kya faayda? Better to pay a little more for peace of mind.
Haan, I agree. Don't rush into something with visible issues. Patience is key.
I almost booked here last year. The sales team was super pushy and tried to gloss over all my questions about actual construction quality and material. Good thing I backed out after seeing some initial reviews. Heard from someone that because total units are only 71, they might have cut corners to save costs and finish it quickly. Always check the RERA complaints history if available.
Ready to Move bolte hain, but possession date toh 2021-11-24 ki hai. Three years ho gaye, and still visible issues like messy wiring and basement cracks? That's not a good sign for a project in the ₹1.7 Cr – ₹3.5 Cr range. For that price, you expect top-notch quality, not these compromises. Looks like they just want to offload the remaining 71 units.
Sahi baat hai! Builders delay karte hain, then construction rush karte hain. Mere ek relative ka Alpha II Greater Noida mein bhi yahi haal hua tha, they had to spend a lot on repairs after possession.
U4, RERA mostly helps with project delays and major structural defects. Cosmetic finish ya minor quality issues pe itna intervene nahi karte woh. Aur agar case bhi file karo, it's a long, draining process. Builders usually have clauses that protect them.
