Panchsheel Prime 390 Phase 3 — everyone glorifies the project but nobody talks about the actual construction quality. I work in real estate, I know how builders spin things. But buying for myself, I'm seeing cracks and bad fittings even before possession. Ye sab amenities ki photo toh dikhate hain, but clubhouse aur swimming pool kitna usable hota hai? Maintenance charges bhi upar se. Disagree? Tell me why.

I visited the site last week, and I saw some patching work on a few walls in the common areas. It didn't look very professional. Maybe they're fixing things, but it's not a good sign if they're already patching before full possession. The pool area looked nice in photos, but in person, it felt smaller.
My cousin got possession last month. They said the finishing work is definitely not up to the mark. Small things like kitchen counter alignment, paint quality, bathroom fittings. Nothing major that makes it unlivable, but for 1.4 Cr, you expect perfection. They are already planning some re-work.

Panchsheel Prime 390 has a possession date of 2024-09-20, which is soon. Maybe that's why they are rushing. Check the RERA number UPRERAPRJ8684, it's completed, but 'completed' doesn't always mean 'well-built'.
Good point about the RERA status. My friend bought in Abhay Khand, and even though it was RERA registered, they still faced delays and quality issues. The fines for delays are often less than the cost of using good materials, so builders just pay up.

Totally agree with your concern, U1! My brother bought a flat in Ahinsa Khand II a few years back, different builder, but same story. Fancy brochures, but when he moved in, so many small issues. Plumbing, electrical, all needed fixing. It's like they just rush to meet the possession date.
