₹78 lakh for a 2BHK in Pandav Nagar seems a lot, honestly. I've been renting for 6 years, totally fed up of landlords raising rent. Finally taking the plunge, but these property prices, plus the insane RWA maintenance charges some places quote, make the EMI vs rent math tricky. Is it just me, or are these costs getting out of hand for Ghaziabad? What's your experience?

I booked a 2BHK in Ahinsa Khand 1 last year for 72 lakh, and that was considered a good deal then. The per sqft rate was around ₹6500. Now, with inflation and rising construction costs, builders are just passing it on. You also have to factor in the stamp duty and registration fees, which easily add another 5-7% to the total cost. It's a huge commitment.

Connectivity is one thing, but builder ka track record bhi toh dekho. Many projects in Pandav Nagar have possession delays, and the quality of construction often isn't up to the mark. I know someone who booked in a project there 3 years ago and is still waiting. Plus, the internal roads are still a mess in many parts. I'd rather pay a bit more for peace of mind in Ahinsa Khand.
