Pankaj Homes Sector 67 Gurugram — I'm seriously looking at this project for an upgrade. Currently in a 2BHK in Sector 49, but we need more space, thinking 3BHK. The price point around ₹3.95 Cr for a completed project feels steep, so I'm wondering if the premium is really justified for daily living. Is it genuinely good to live in, or does it just look good in brochures? Specifically, how are the amenities? Are they actually functional and used, ya just for show? Also, what's the neighbourhood like? Good schools or hospitals nearby for a family? And what about the community vibe there? Is it friendly or more isolated? Already have a home loan, so this move has to be right. Any current residents wanna share their honest experience?

Honestly, with the current market conditions in Gurugram, especially for ready-to-move properties, prices are high. But for 4 Cr, you should be getting a much more established project. The fact that it's just 4 units and no RERA for a 'completed' project with a future possession date is a massive red flag. I would suggest looking at other options. Don't let the 'upgrade' dream cloud your judgment. This seems like a risky investment.
My cousin lives near Baliawas, and he says the area around Sector 67 is rapidly developing but also has a lot of smaller, independent constructions. Sometimes these don't have proper approvals or RERA. Be very careful with the paperwork, especially if it's not a well-known builder. A lawyer check is a must.
Hey U1, I actually visited Pankaj Homes last month. It's not a large society, just 4 units. That's why the RERA 'not applicable' probably. It's more like a small independent builder project. The finishings looked okay, but amenities, as in a club house or big pool, are non-existent. For a family, the community vibe might be very limited. Schools like DPS or Scottish are a drive away, not walking distance.

Bhai, 3.95 Cr for a 3BHK in Sector 67 is a lot, even for Gurugram. Have you checked other projects in the same area or maybe slightly further like Badshahpur? Sometimes you get better value for money. Pankaj Homes ka naam pehle nahi suna maine.
