Paradise Enclave's capital appreciation seems slower than expected for a project of its standing. I'm currently in a 2BHK in Sector 44 and considering upgrading, maybe a 3BHK there. What's the actual rental yield like, anyone getting good returns? Is the resale market liquid enough, yaani, will it be easy to exit in 5-7 years? Not sure if the premium is justified for an investor. Already have a home loan, so need solid ROI.

Exactly my thoughts! Paradise Enclave sounds good on paper, but the price point is very high for the kind of appreciation it's showing. Rental yields are also a big question mark, especially with so many new projects coming up around New Chandigarh.
Regarding rental yields, I checked with a few property managers in the area. For a 3BHK in Paradise Enclave, you're looking at maybe 25-30k per month. Compared to the property value, that's barely 2%
