Paradise Enclave visit: are amenities investor-worthy?
Did a site visit to Paradise Enclave on Saturday and honestly wasn't expecting this. The clubhouse and sports facilities wahan pe, bilkul top-notch lag rahe hain. I'm currently in a 2BHK in Sector 42 and thinking of upgrading to a 3BHK or villa. My main question for investors here: do these high-end amenities actually translate to better resale value or higher rental yields in Chandigarh? Matlab, is the premium for these facilities justified for an investor? Yaar, sometimes they just become ghost facilities, right? And the maintenance charges for these... do they eat into your ROI later? I already have a home loan so every penny counts. Seeking opinions from anyone who's invested there or rented out such properties. Not sure if the price jump is worth it just for amenities.

I've been in this market for a while, and the amenity debate is classic. While a good clubhouse and
Sahi baat hai, most of these amenities become 'ghost facilities' as you said. I remember one project near Manimajra, they promised a golf putting green, it's just a patch of overgrown grass now. We pay for these, but rarely use them. For a 3BHK or villa upgrade, focus more on location and build quality, not just the fancy extras.
Paradise Enclave ka RERA status kya hai? Builder ka track record check kiya kya kisi ne?
U3, Paradise Enclave ka RERA registration toh hai, I checked. Builder ka track record mixed hai, kuch projects time pe diye hain, kuch mein delays hue hain, especially for their project near Saini Majra. So 'Status: null' for possession here could be a red flag for some, buyer beware.
Honestly, I'm super skeptical about these 'high-end' amenities translating into actual value. My cousin booked a flat in New Chandigarh last year, similar promises of a lavish clubhouse, but after possession, half the facilities are either poorly maintained or barely used. It's just a marketing gimmick to push up the price per sqft. For investors, I doubt the ROI from amenities alone will cover the premium you pay, especially with current market conditions in Chandigarh being a bit slow. We need solid data, not just pretty pictures.
So true! Location is king, amenities are just a bonus that you pay too much for and rarely use.
Haan, aur upar se current market mein rentals bhi utni easily nahi mil rahe Chandigarh mein jo itne high maintenance ko justify kar paaye. My friend owns a 3BHK in a premium project and the rent barely covers his EMI and maintenance combined. The 'investor-worthy' tag on amenities is often just smoke and mirrors. Better to invest in a property with good appreciation potential due to location, even if amenities are basic.
Totally agree with U2. My experience with a builder near Rasulpur was similar. They showed us grand plans, but only 60% of amenities were delivered, and the quality was poor. It's a huge trap for first-time buyers who get swayed by the shiny brochures and forget to check the builder's past delivery.
Yaar, I totally get what you're saying. I visited Paradise Enclave too, the amenities are indeed impressive, especially that Olympic-size pool and the indoor sports complex. But my mind immediately went to the maintenance charges. For a first-time buyer like me with an existing home loan, it feels like a heavy burden. Are these charges justified in the long run?
7-8k is insane! That's like another small EMI. No way those amenities are worth that much premium every month.
Exactly my thought, U1! I asked the sales guy about maintenance for Paradise Enclave, and he just gave a vague answer about 'competitive rates'. My friend in Sector 68 pays almost 7-8k for similar amenities, which is a huge chunk of EMI for me. It's definitely not justified if it eats into your savings so much.
