Spent the whole Saturday checking out Paramount Golfforeste in Noida. Finally fed up of renting, yaar, landlord raised rent again so EMI vs rent math is hitting hard. Builder ka track record looks okay, but site pe kuch minor cracks dikhe. Not sure if it's just finishing ya actual construction quality issue. Also, clubhouse facilities looked great on paper, but residents se suna ki maintenance charges high hain, aur facilities utni use nahi hoti. Is it worth paying so much for ghost amenities? Has anyone lived there for a couple of years? What's the real construction quality after a year or two?

If you're seeing cracks now, five years post-possession, it's a serious concern, not just finishing. A good quality build should not show significant cracks that quickly. Total units are 256, so it's not a massive society, which sometimes means better maintenance, but not always. You need to talk to current residents directly, not just hear 'suna hai'. Find out what their monthly maintenance is and what they actually get for it.
Exactly! My uncle bought in Ajayabpur, and after 4 years, he had major seepage issues. Builders usually wash their hands off after 2-3 years. Getting residents' contacts is key. Maybe there's a residents' association group?

Haan, exactly! My brother almost booked a flat in Alpha I Greater Noida and then backed out because of builder delays and quality concerns. The project was supposed to be delivered in 2017 but got delayed by 3 years! Paramount Golfforeste ka possession date toh 2018-06-01 tha. Kya yeh project time pe deliver hua tha? Or was it also delayed? Kyunki delays se bhi quality compromise hoti hai sometimes.
Haan, time pe mila tha. Par jo cracks ki baat ho rahi hai, woh toh delivery ke baad hi aate hain na, after a few monsoons. That's the real test.
Meri ek relative ne wahan flat liya tha, possession toh mil gaya tha time pe. But jo finishing ka kaam tha, usmein bahut dikkat thi. Doors, windows, paint... sabmein complaints thi. So, technically delivered, practically not perfect.
U3, yes, it was largely on time. RERA number UPRERAPRJ3680 hai, so they were under regulation. But 'on time' doesn't always mean 'no issues'.

Ghost amenities wala point bilkul sahi pakda hai! Maintenance charges high hain toh kya actual mein koi pool ya gym use karta hai wahan? Ya sirf naam ke liye hai?
Bhai, cracks toh common ho gaye hain ab. Finishing issues hote hain, but agar structural hain toh problem hai. Mere ek cousin ne Alistonia Estate mein liya tha, same issue wahan bhi aaya tha. Builder baad mein bolta hai 'settling cracks' hain.
