Paramount Luxury Floor 40 mein amenities ka ground reality kya hai?
Two months ho gaye hain Paramount Luxury Floor 40 mein shift huye. Possession March mein mila tha, and honestly, kaafi cheezein alag hain jo brochures mein dikhti hain. Amenities ki baat karein toh, swimming pool mostly occupied rehta hai, aur gym ke kuch machines out of order hain since day one. Nobody told us this during site visits. Maintenance charges bhi ₹7500 aa rahe hain monthly, which feels a bit much for what we're actually getting. Society ka vibe theek hai, neighbours acche hain, but kids play area mein shading nahi hai, summer mein problem hoti hai. Is it just me, or actual amenities rarely match the hype?

They promised a fully functional club house by possession, but even a year later, the indoor swimming pool was 'under renovation' and the community hall was just a shell. Absolutely, Gurugram mein toh yeh common ho gaya hai. I'm looking at properties in Badshahpur and Baliawas, and even there, the sales reps make huge claims. The fear of ending up with incomplete amenities is real. It's so hard to find a project where the builder actually delivers what's promised in the brochure, especially for first-time buyers like us who are putting in their life savings.

As a first-time buyer, my entire savings would go into the downpayment, and then these hidden costs just keep piling up. How do people even manage such expenses? Are there other hidden costs like society formation charges or utility connection fees that they don't tell us upfront?
RERA number toh is project ka Not Applicable hai, bhai. Shayad isliye ki yeh commercial ya specific type ka project hai, ya fir old project hai. Price range toh ₹2.2 Cr – ₹3.2 Cr dikha raha hai online. Itna paisa deke bhi agar amenities aisi milen toh bahut bura lagta hai. My friend was looking at something similar in Baharampur Naya, and even there, the RERA status was confusing.
Totally agree with you, U1. Builders always over-promise and under-deliver. Yeh maintenance charges toh har jagah ka rona hai. They show you a lavish lifestyle in 3D renders, and then you move in and realize half the things are either broken, unusable, or just not there. It's a common tactic to lure first-time buyers who don't know any better. This is why due diligence is so important.
