Been looking at builder floors for months now, and Paramount Luxury Builder Floors 27 is on my list. Main khud real estate mein hoon, but jab apne liye dekho toh sab alag lagta hai. Visited last week, 2.31 Cr mein for a completed project is tempting. But amenities ka kya scene hai? Gym, park, pool, are they actually maintained well? Neighbourhood कैसा है, schools aur markets paas mein hain ya kaafi travel karna padega? Society ka vibe bhi jaanna hai. Any actual residents here?

Current market conditions in Gurugram are tricky. Prices are holding, but inventory is also high. If you're paying 2.31 Cr for a builder floor, make sure the appreciation potential is there. Paramount Luxury Floors 27 has a good name, but I've heard mixed reviews about the actual construction quality. A friend of mine who lives in Badshahpur said his builder floor had seepage issues within a year. For 2.31 Cr, I'd expect top-notch quality, not just good looks.

The society vibe seemed okay, but I didn't see many families around, mostly bachelors or couples. Amenities, I heard, are outsourced for maintenance, which can be hit or miss.
U5, what about the water supply and power backup situation? In Gurgaon, these are major concerns. Especially if it's an older completed project, sometimes the infrastructure isn't up to par with current needs.

Outsourced maintenance can be a headache. My cousin faced similar issues in Basai. The contractor kept changing and service quality dropped. Is there a RWA already formed at Paramount?

2.31 Cr is definitely on the upper end for a builder floor, but if it's in a prime sector, might be justifiable. What about the build quality, U1? Did you check the fittings, plumbing, electricals? Many builders cut corners there.
U2, you are right. Maintenance is a huge hidden cost. I saw a project near Airport Road (Gurgaon side) where the builder promised everything but maintenance charges were astronomical later. Always confirm the AMC details before finalizing.
