Paramount S57 amenities often feel oversold
My rent hiked 15% again this year, fed up of renting. Finally taking the plunge, looking at Paramount Luxury Floors Sector 57. Brochure mein toh amenities world-class lagti hain, but real life mein kitna difference hota hai? Has anyone bought here? Jo promised amenities thi, woh possession ke time tak actually deliver hui ya bas brochure mein reh gayi? Especially the clubhouse, parking, aur green areas. Maintenance charges bhi kaafi high lagte hain, is it worth it for the actual service quality? EMI vs rent math abhi bhi chal raha hai mind mein.

Honestly, at that price point, in today's Gurugram market, you have other options too. Sector 57 is prime, no doubt, but if the amenities aren't delivered, it loses its 'luxury' tag. With prices soaring everywhere, even in areas like Basai, it's easy to get carried away. My advice would be to physically visit, talk to residents, and compare the actual value. Don't just rely on the brochure. The current market is very seller-friendly, so due diligence is paramount.
The price range of ₹2.1 Cr – ₹5.0 Cr is quite steep for a first-time buyer. If the amenities are oversold and maintenance is high, does it really offer value for money? I'm worried about paying such a huge EMI and then getting stuck with poor service. What's the general consensus on their maintenance team's responsiveness and quality of work?
Maintenance charges are a black hole in many societies. Once you move in, there's little you can do. My society in Baharampur Naya started with reasonable charges, but they've been hiking it every year without significant improvement in services. Always factor that into your EMI vs. rent calculation, it's a hidden cost.
Maintenance charges are definitely high, I've heard from a few people. Service quality is hit or miss, mostly average. You pay for the location, not necessarily the amenities or service.
Has anyone actually moved into Paramount Luxury Floors Sector 57? Since it's completed (Possession date: 2022-04-01), there must be residents already. How's the actual living experience? Is the society vibe good? Aur parking ka issue hai kya, jo original post mein mention kiya hai?
I know someone who bought a 3BHK there. They were quite disappointed with the gym, it's very small. The swimming pool is okay, but often needs maintenance. Green areas are there, but not very well-maintained, feels like an afterthought. They're paying high maintenance for average services, which is a common complaint in many Gurugram societies, especially those that got completed around that time.
I visited a flat there recently. The green areas are decent, but definitely not as lush as the brochure. Parking did look a bit tight, especially near the towers.
My friend's colleague moved in a few months ago. He said the flats are good, but yes, the clubhouse is okay-ish, not 'luxury' as advertised. Parking is manageable for one car per flat, but visitor parking is a mess.
Yaar, this brochure vs. reality struggle is real! I'm also looking for a home, and every builder shows these amazing 3D renders jo asliyat mein kabhi bante hi nahi. Especially the 'world-class clubhouse' part. I've seen so many projects where it's just a small gym and a dusty hall. Keep your expectations low for amenities, that's what I've learned.
Bhai, Paramount S57 ka toh RERA number bhi Not Applicable dikha raha hai. That's a huge red flag for me, especially for a first-time buyer. Builders often oversell, aur bina RERA ke toh accountability aur bhi mushkil ho jaati hai. My friend had a bad experience with a project near Badshahpur where the green spaces promised were just a small patch of grass. Be very careful with what's on paper vs. reality.
Yeah, RERA is a big deal. My cousin invested in a project near Airport Road (Gurgaon side) which didn't have clear RERA status, and the possession got delayed by 3 years. Amenities were compromised, and the quality was subpar. Eventually, they had to settle for less than what was promised. Don't fall for glossy brochures; always verify everything on site.
RERA 'Not Applicable' can sometimes be because the project was completed before RERA came into effect, or it's a smaller project. But for a project of this scale and price, it does raise an eyebrow. You need to check the actual completion certificate and all approvals properly.
Totally agree. RERA is a must-have for peace of mind. Without it, you're pretty much at the builder's mercy. Badshahpur wale case mein kya hua phir?
