Just got possession of my unit in Paranjape Forest Trails Everglades H3 a few months back. Honestly, the promised amenities vs what's actually delivered is a bit jarring. For investors, this impacts tenant attraction, right? Also, maintenance charges seem high for the services we're getting. Does this affect your long-term ROI?

RERA ka kya faida phir agar builders aise mislead kar sakte hain? Kya iske against koi complaint nahi ho sakti? I thought RERA was supposed to protect buyers from such issues, especially for ongoing projects like H3/H4.

Right, RERA hai toh sahi, but implementation mein issues hain. Aur current market conditions in Pune bhi dekho. Bahut saare new projects aa rahe hain, competition mein builders promises toh kar dete hain, but delivery pe compromise karte hain. Does anyone know if this affects property values in that specific area?
U4, RERA mein complaint toh kar sakte hain, but process bahut slow aur tedious hota hai. Mere ek relative ne bhi kiya tha ek project ke against jo Akurdi mein tha. Builder ne bas thoda fine pay kiya aur baaki sab waise hi chhod diya. It's not always the quick fix we hope for, especially for minor amenity deviations.
Bhai, ye toh common story hai. Mere ek friend ne Ambegaon mein ek project liya tha, 'garden view' bola tha, but baad mein wahan ek commercial building ban gayi. Builders marketing mein sab dikha dete hain, but site pe jaake reality kuch aur hoti hai. Especially for first-timers like us, it's so hard to verify everything. Investors ke liye toh ROI pe direct hit hai ye sab. Bahut careful rehna padta hai.
Totally agree with the post. Can you give some examples of what amenities were promised vs. what's there? My budget is already stretched, aur agar baad mein pata chale ki promised facilities hain hi nahi ya substandard hain, toh bahut bada jhatka hoga.

Haan U2, exactly! Brochure mein 'state-of-the-art gym' likha hota hai, but wahan bas 2-3 purani machines hoti hain. Aur maintenance itna ki kya bataun. Is project ka RERA number P52100022655 hai aur possession date 2025-12-01. Kya builder is date tak sab theek kar dega? Doubtful lagta hai.
U2, jaise swimming pool ki size, clubhouse ki facilities, gym equipment ka quality. Brochure mein Olympic size dikhate hain, real mein chhote se pool mein 2 log nahate hain. Aur kids play area ke naam pe bas ek swing.
Yaar, ye sunke aur tension ho rahi hai. Main bhi first-time buyer hoon aur Paranjape projects pe nazar thi. Amenities ka claim toh sab karte hain, but delivery mein kitna farak hota hai, yehi darr lagta hai. Maintenance charges bhi ek hidden cost ban jaate hain, sahi kaha.
