posted on 12 MayParas Tierea: Investor concerns on long-term quality
Greater Noida projects, especially Paras Tierea, concern me regarding construction quality affecting long-term ROI. I'm based in Dubai; can't do a site inspection. How common are post-possession issues like seepage or fitting failures after a year? Also, what's the real situation with elevator maintenance response times and water supply reliability? Need to understand potential maintenance costs for property managers.

The concerns raised by everyone are very real. While the project is completed and the price range seems attractive, the lack of RERA and consistent reports of quality issues are serious drawbacks. For someone based abroad, managing these post-possession problems can be a nightmare. I'd suggest getting a professional third-party inspection done before making any decision. What are you leaning towards now, after reading all these comments?
Dubai se baithe investment karna risky hai bhai, yahan ground reality kuch aur hai. Online reviews aur community opinions pe pura depend mat karo.
Dekho, jab RERA number nahi hai, toh buyer protection bahut kam ho jaati hai. Completed project hai, toh physical inspection is a must. Greater Noida mein current market conditions aise hain ki log quality aur builder track record ko pehle dekhte hain. Sirf price dekh ke mat jao. Long-term ROI tabhi milegi jab property ki build quality achhi ho aur society ki maintenance bhi top-notch ho. Alpha II mein bhi kuch projects mein similar issues aaye hain.
Main bhi Paras Tierea ke paas hi ek project mein invest kiya tha, Ajayabpur side. Sahi baat hai, price range ₹38 L – ₹1.6 Cr sunke lagta hai ki achha deal hai, but quality mein compromise bahut hai. Mera flat toh completed hai, but fittings ki quality bahut average hai. Elevator maintenance response times ka issue toh hai, kai baar toh ghanton lag jaate hain. Aapko agar site visit nahi kar sakte, toh kisi trusted local ko bhejke full inspection karwao.
Aur jab 3550 units hon, toh services pe load toh aayega hi. Water supply aur common area maintenance sab pe asar padta hai itni density ka. ROI toh tab milega jab property ki value badhe, aur poor quality se value toh drop hoti hai.
Seepage toh major issue hai, especially upper floors mein. Mere ek dost ke flat mein ceiling se paani tapak raha tha baarish mein. Minor fix nahi hai woh, poora plaster nikalwana pada. Builder ne toh haath khade kar diye the, society ko hi handle karna pada.
Seepage ka issue sach mein hai kya? Ya sirf minor problems hain jo easily fix ho jaati hain?
Bhai, aapki concerns bilkul valid hain. Paras Tierea ka naam toh suna hai, but uski construction quality pe hamesha questions rahe hain. Aur jaisa aapne bataya, RERA number bhi applicable nahi hai ispe, which is a huge red flag for first-time buyers like us. Maintenance ke issues toh common hain Greater Noida mein.
Haan, maintenance costs toh upar se lagte hain. Usually, ₹2.5-₹3 per sqft ke aas paas hota hai, but in projects jahan quality issues hain, wahan hidden repairs ka kharcha alag se aata hai. Lift breakdowns aur water supply ke liye toh society fund se hi karna padta hai.
Maintenance costs ka kya scene hai waha pe, koi idea hai? Post-possession charges bahut high hote hain kya?
Totally agree! Mere ek friend ne Alpha I Greater Noida mein flat liya tha, 2 saal baad hi bathroom se seepage shuru ho gayi. Builder ko kitni baar phone kiya, koi response nahi. Dubai se manage karna toh aur bhi mushkil hoga.
