Check out both in person, especially during peak traffic times to gauge location convenience properly. Near Ajayabpur station, both are not too far but connectivity matters.

U3, RERA not applicable for Paras Tierea because it was completed before RERA came into effect. That's actually a good sign for old projects. Unitech ka track record generally theek nahi raha hai yaar, especially for completion delays. Mere friend ne Alpha II mein Unitech ka project liya tha, 2 saal late mila tha.
