Since last year, I've been eyeing Paras Tierea for investment. Currently in a 2BHK, thinking of upgrading to a 3BHK there. What's the real rental yield, and how liquid is its resale market? Also, has capital appreciation been good?

Dekho guys, completed project hai toh possession ka tension nahi hai. But 'Rera Not Applicable' is definitely a point to ponder. Maybe it was completed before RERA came into full effect? We need to verify that. As for capital appreciation, my broker told me properties in Alpha I Greater Noida have shown better growth in the last 3-4 years compared to this specific micro-market. So, investment ke liye numbers check karna bahut zaroori hai. Has anyone actually seen their property value increase significantly here?
Underwhelming appreciation? That kills the investment angle for sure.
U9, you're spot on about checking if it was completed pre-RERA. That's crucial. My friend who lives there bought a 2BHK for around 50L five years ago, and now struggles to sell it for 65L. That's not great appreciation, considering the time and effort. Maybe rental yield is better, but capital appreciation has been underwhelming from what I've heard.
RERA not applicable? That's concerning, especially for a completed project with 3550 units. Noida market mein abhi waise bhi options bahut hain. Iski actual resale value kya chal rahi hai? Kisi ne recently becha hai wahan?
Slow resale? That's not good for investment.
U7, I checked with a local broker in Alpha II, and he said resale is slow for Paras Tierea. Demand hai but buyers are very price-sensitive. You might not get the premium you expect. Noida market is generally good, but specific projects have their own challenges.
Sahi baat hai U1. Mera ek friend hai, usne Ajayabpur mein ek project liya tha, similar issues face kiye. Paras Tierea ka toh RERA number bhi 'Not Applicable' dikha raha hai, which is a red flag for me. How can a completed project not have a RERA registration or at least a reference? This makes me super nervous about liquidity. Kya pata future mein koi legal issue aa jaaye?
This RERA thing is a big deal. Makes me nervous.
Exactly! RERA is there for a reason, especially for us FBs. 'Not applicable' just sounds like a loophole. Kaise pata chalega ki sab clear hai ya nahi?
U5, you're right to be worried about RERA. Many projects completed pre-2016-17 might not have a RERA number, but they should at least have some clarity on approvals. My uncle faced a similar situation with a project near Alistonia Estate, no RERA, and then issues with common area maintenance. For 3550 units, that's a huge community to manage without proper regulatory oversight. Definitely check all legal documents before even thinking about it.
Yaar, but prices toh kaafi attractive lagte hain. ₹38 L – ₹1.6 Cr ka range hai, so 2BHK se 3BHK upgrade seems doable for many. Location bhi theek hai.
Paras Tierea? Bhai, investment ke liye soch rahe ho toh bahut carefully research karna padega. Suna hai possession mein kaafi delays the pehle. Rental yield aur appreciation kitna bhi ho, if builder ka track record uncertain hai, it's a big risk for first-time buyers like us. What's the ground reality now?
Haan bhai, ground reality yahi hai ki builder ka track record matters a lot. Suno sabki, karo apni, but be smart.
U1, you hit the nail on the head. Mera ek cousin ne wahan book kiya tha years ago, aur delays were legendary. Took them ages to get possession. I'm also a first-time buyer and this kind of history makes me think twice about investing my hard-earned money.
