Pari Chowk Greater Noida, prices seem really high. I'm in a 2BHK, thinking of upgrading to a 3BHK/villa. Last 1-2 saal mein rates kitne badhe hain? Already home loan hai, so EMI will be heavy. Is this premium justified now, ya wait karna sahi rahega for a correction? Kya lagta hai?

Bhai, main bhi same dilemma mein tha. Meri family ne bola ki wait kar lo, but fir Noida Extension mein rates badhne lage. Maine finally Alistonia Estate ke paas ek 3BHK book kar diya. EMI heavy hai, but future growth potential dikh raha hai. Pari Chowk mein connectivity achhi hai, but valuation pe doubt hai.
Alistonia Estate mein 6500-7000/sqft chal raha hai for good projects. Value for money hai agar long-term hold karna hai, lekin short-term appreciation difficult hai. Pari Chowk se thoda affordable hai toh EMI thodi kam ho sakti hai.
Alistonia Estate mein kya rates chal rahe hain abhi? Maine suna tha wahan bhi prices kafi upar chale gaye hain. Is it worth it for a first-time buyer like us, considering the budget constraints?
Last 2 saal mein approx 15-20% hike hua hai for good projects, especially for ready-to-move. But correction ka wait karna kitna practical hai? Builder delays ka bhi issue rehta hai, kya pata kab milega possession.
Haan, builder delays ka toh bahut issue hai. Mere ek colleague ne ek project mein invest kiya tha, 2 saal se date extend ho rahi hai. Uska EMI chal raha hai aur kiraya bhi de raha hai, double burden.
Correction ka wait karte karte kahin market aur upar na chali jaye. Plus, builder delays toh common hai, especially in projects near Ajayabpur. My friend is still waiting for possession from a project launched near there 3 years ago.
Totally agree. Mere dost ne Alpha I Greater Noida mein liya tha 2 saal pehle, usko bhi lag raha hai ki ab zyada appreciation nahi milega. Confusion toh hai ki wait karein ya le lein abhi.
Bhai, meri bhi same thinking hai. Pari Chowk mein ab invest karna risky hai. Rates already peak pe lag rahe hain, upar se yeh builders ka track record bhi doubtful hota hai.
Risky toh hai. Meri toh EMI soch ke hi neend udd jaati hai. Correction ka wait karna hi best hai.
Sahi keh rahe ho. Peak pe lag toh raha hai, but phir wahi darr hai ki kahin aur badh na jaaye. Meri cousin ne Alpha-II Commercial Belt ke paas ek plot liya tha, usko laga tha expensive hai, par ab double ho gaya hai value.
