Pari Chowk's investment potential is totally overvalued now, change my mind.

I'm in a 2BHK in Beta-1 and eyeing a 3BHK or villa upgrade. Budget's around ₹1.5 Cr. For Pari Chowk Greater Noida, has it already peaked, or is there still investment upside? Is the premium justified? Which sectors or projects offer the best current value, honestly? I'm not sure if stretching for a 3BHK there makes sense.
