My initial investment in a 2BHK at Park City Ghaziabad was around ₹38 lakh back then. Honestly, I'm really frustrated with the actual rental yield; it's barely covering half the EMI. I was expecting solid capital appreciation too, but the resale market seems so slow, almost non-existent. I'm looking to upgrade my own 2BHK and hoped this would be a good exit strategy, but it's just stuck. Anyone else facing similar issues with Park City? What's the real liquidity like for these properties, or did I just pick a bad one?

Totally relate! Mera bhi same haal hai Ghaziabad mein ek dusre project ke saath. Rental yield toh naam ki hai, EMI ka aadha bhi nahi nikal raha. Lagta hai hum sab first-time buyers ne over-estimate kar liya tha market ko, ya builders ne over-promise. Bahut frustration hoti hai yaar.
