Parking issues kill rental yield more than we admit
Honestly, parking allocation is becoming a bigger nightmare than I anticipated for rental properties. I'm looking at Shapoorji Pallonji Joyville Gurugram Phase IV for an investment, but I've heard stories about lottery-based parking ya fir weird rules for visitor parking. Is this true for Joyville? What if a tenant has two cars, ya fir unke guests aate hain? I'm worried about tenant complaints affecting rental yield aur long-term resale value. Does anyone know if they provide dedicated reserved parking or it's a constant struggle? Also, extra car ka kya scene hai? Koi hidden charges toh nahi hain for additional parking slots? I've seen this pattern before where initial promises don't match the reality post-possession. Kya kisi ko actual ground reality pata hai? Does it impact the property's ROI significantly?

Joyville Gurugram IV? Suna hai location achhi hai. But price range kya hai yahan ka? Investment ke liye worth it hai? Parking ka issue toh har naye project mein sunne ko milta hai.
Yeh ₹2 Cr toh base price hai. Uske upar GST, PLC, aur parking ka alag se. Mera ek friend Airport Road pe phasa tha, extra car ke liye itna charge kiya ki ROI hi kharab ho gaya. Builder ne bola tha ek free, doosri Rs 500/month, but possession ke baad Rs 5
Price toh ₹2.0 Cr – ₹2.2 Cr hai. Is budget mein kaafi options mil jaate hain. Baharampur Naya side mein toh aur bhi saste mil rahe hain with better parking promises, but location thodi door hai. Joyville ka RERA number GGM/336/68/2019/30 hai, so at least that's legit.
Haan bhai, parking toh sabse bada headache hai. Joyville ka bhi suna hai, same issues. Builders bas bechne tak meethi baatein karte hain, baad mein sab ram bharose.
