Parkview Apartments looks good, but is it a real home
Is Parkview Apartments actually worth the price tag for daily living? I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. My budget is around the ₹3 Cr mark, and Parkview seems decent on paper. But I'm really worried about the actual livability. Are the amenities like the gym and pool well-maintained, or just for show? And what about the surrounding area? We have school-going kids, so school proximity and nearby markets are super important. Is the society vibe friendly? Honestly not sure if it's genuinely a good home or just looks good in brochures.

Honestly, for ₹3 Cr, you can find much better value. The market is full of options right now. Parkview's possession date is 2007, that's almost 17 years old! You'll be spending a lot on renovations and upkeep. Have you considered any new launches in Aerocity or even closer to Dwarka Expressway? You might get a bigger, newer apartment with better amenities for a similar price.
My cousin lives there. He says the location is great, very central. But the building structure is showing its age. They had some major leakage issues last monsoon, and getting the RWA to agree on a big repair budget was a nightmare. Also, the property taxes and maintenance charges have gone up quite a bit recently, which is a common trend in older societies in Gurugram.
I visited Parkview last month. The flats themselves are spacious, no doubt. But the common areas looked a bit tired. The gym equipment was okay, but the pool water didn't look as clean as I'd hoped. Society vibe seemed decent, saw a few kids playing, but not super lively. For schools, there are good options nearby, and markets are accessible, but the complex itself felt a little run down for its price range of ₹2.7 Cr – ₹3.5 Cr.
As someone who lives nearby, I can confirm the area around Parkview is good for schools and daily needs. But the society itself, from what I hear from residents, struggles with maintenance costs for its 68 units. It's a small society, so the burden per flat is higher for big repairs.

Bhai, Parkview is quite old, possession was back in 2007. For a 3 Cr budget, you might get something newer, even if slightly further from the main city. Maintenance of old buildings can be a headache, especially amenities like pools and gyms. Have you checked the actual condition on site?
Haan, 2007 is really old for an apartment in Gurugram. Many newer projects have come up with much better construction quality and modern amenities. For ₹3 Cr, you should definitely explore options closer to the Airport Road side, you might find better value for money and future appreciation there.
Totally agree. Old projects often have sinking funds issues, and then residents have to shell out more for major repairs. Gym aur pool ka maintenance toh chhod hi do, basic plumbing aur electrical bhi problem karte hain. My friend bought in an old society near Badshahpur and regrest it every day.
