posted on 12 MayParsvnath Platinum: construction quality issues after 2 months of possession
2 months after getting possession of my 2BHK in Parsvnath Platinum, honestly, I'm kinda worried. Brochure mein sab achha lag raha tha. Ab seepage dikh rahi hai bathroom walls pe, kitchen fittings bhi loose ho gaye hain. Builder ko bola toh bas delays ho rahe hain, koi action nahi. Soch raha tha ki resale value acchi milegi, but is construction quality se toh tension ho rahi hai. Koi aur bhi face kar raha hai yeh sab? Kya karna chahiye aise mein? Tenant bhi kaise attract honge with these issues?

U1, I totally feel your pain. My cousin booked in a Parsvnath project near Ajayabpur a few years back, and it was a nightmare. Delays, then shoddy construction, and then they completely washed their hands off after possession. Seepage was just the beginning for them, eventually, the wiring also started giving trouble. Builders like Parsvnath, sometimes they just build and forget. RERA number UPRERAPRJ4232 is there, but for a 2009 project, RERA might not help much with original construction defects, mostly new projects are covered properly.
U4, since it's a resale, your best bet might be to get a professional inspection done by an independent agency. They can give you a detailed report on the structural integrity and other hidden issues. Then you'll at least know the full extent of the problems and can plan your repairs. It's a cost upfront but saves bigger headaches later. Legal recourse against the builder for a 2009 project might be a long shot, but you could explore options against the previous
Builders ki manmaani! It's so frustrating to see how they get away with it.
U7, you've hit the nail on the head. RERA came much later, so older projects often fall into a grey area regarding quality accountability. Builder ki reputation is everything. This is why I'm so scared to buy, it feels like a gamble.
Aapne possession kab liya? Matlab, is it a new booking from the builder or a resale? Because Parsvnath Platinum ki possession date toh 2009 ki hai, as per records. Agar 2009 ka project hai aur abhi se itne issues, toh it's a huge red flag. Kya aapne second owner se liya hai?
Exactly, U5! This is the classic trap for first-time buyers in the resale market. U4, for a 2009 project, builder ki direct liability for internal fit-outs is usually nil unless there was a very specific warranty transfer, which is rare. You needed a thorough inspection, not just document verification. Current Noida market mein, especially in areas like Alpha I Greater Noida, even newer projects struggle with quality. For such an old flat, you're looking at significant repair costs yourself. Resale value will definitely take a hit, and tenants will be hard to find unless you fix everything first.
Wait, 2009 ka project?! That's like 15 years old! Toh builder ki responsibility ab kitni bachegi for such issues?
Haan, U3, you're right. I bought it as a resale. The previous owner was moving abroad, so I thought it was a good deal. Document verification sab theek lag raha tha, but now these problems are popping up. I assumed '2 months after possession' would mean recent construction, but I guess I was naive.
Oh man, that sounds terrible! Parsvnath ka track record waise bhi kuch khaas nahi raha hai. Bahut sunne ko milta hai inke projects mein issues.
