Visited Parsvnath Platinum. I'm upgrading from 2BHK. Always check actual carpet area, not just super area. Their layouts felt surprisingly efficient for daily living; usable space really matters. Hope this helps someone.

Usable space is key, agreed. But that price range, wow. Any idea what's the current per sqft rate here for these 2BHKs?
Older projects have their own set of issues, especially maintenance. My friend bought in Ajayabpur from a similar vintage and is constantly complaining about lift breakdowns and plumbing. Current Noida market has so many new options, why go for something 15 years old?
Yes, U1, you hit the nail on the head. My brother almost got tricked in another project near Alpha I Greater Noida where the super area was huge but carpet area was tiny. Always check RERA. Parsvnath Platinum has RERA UPRERAPRJ4232 and possession was way back in 2009. So it's fully built, no construction delay worries here, which is a huge relief compared to new projects.
U11, I haven't personally visited, but from what I've heard, amenities are basic but functional. For a 2009 project, you can't expect ultra-modern stuff. U3 is right about no construction risk. However, with so many new launches in areas like Alistonia Estate offering modern facilities and payment plans, it's a tough choice. Current market in Noida is leaning towards newer, RERA-compliant projects with better amenities, even if they are slightly pricier.
U3, did you actually visit Parsvnath Platinum? Did you check amenities or anything specific there?
U3, you're right. RERA has been a game-changer. I checked the RERA site for a project in Alpha-II Commercial Belt and found out they had multiple delays. Saved me a lot of headache. Transparency is everything.
Parsvnath Platinum? Isn't that an old project from 2009? Price range 94L-1.4 Cr for a 2009 project seems high. Is it still a good option given its age and current market prices in Noida?
U8, renovation costs are one thing, but what about society maintenance? Older societies often struggle with sinking funds for major repairs. That's a huge hidden cost for first-time buyers.
U2, for Parsvnath Platinum, the price range is ₹94 L – ₹1.4 Cr, so per sqft could vary a lot depending on the unit size. Given it's a 2009 project, the valuation depends on condition and location. I heard they have decent amenities. The RERA number is UPRERAPRJ4232, so details are transparent. It's a completed project, so no construction risk, but yes, you might need to factor in renovation costs.
Totally agree! Carpet area is king. Builders show fancy super areas but jab actual flat dekho toh kitchen chhota lagta hai. My biggest fear as a first-time buyer.
Totally agree yaar. Carpet area is the only thing that matters at the end.
Exactly! They use these super area tricks to make flats look bigger on paper. It's so confusing for us first-timers, feels like everything is designed to trap us.
