Did a site visit to a couple of projects near Pataudi Road last weekend. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK. What really struck me, and something builders don't highlight, are the potential hidden costs in these peripheral areas. Like, are the RWA charges actually effective? Or do you end up paying for basic amenities that aren't properly maintained? And what about the resale market there? Is it tough to offload if needed, especially for a 3BHK? Just trying to figure if the premium is justified long-term. Hope this helps someone else considering the move.

It's a tricky situation for first-time buyers. On one hand, main Gurgaon is out of budget for many, and Pataudi Road offers more space at a lower price point. But you have to factor in the hidden costs, commuting time and expenses, lack of immediate amenities, and potential maintenance headaches. Current market conditions in Gurugram are also a bit slow, especially for properties in peripheral areas, so resale could indeed be challenging if you need to move quickly. It's a trade-off, and one needs to be very clear about their priorities.
Good question, U3! I almost booked a flat near Baharampur Naya a couple of years back, and thankfully, I asked for a detailed breakup. The builder quoted a decent base price, but then added IDC (Infrastructure Development Charges), EDC (External Development Charges), club membership fees, power backup installation charges, and IFMS (Interest-Free Maintenance Security) – collectively, these added almost 10-12% to the base price! Plus, the registry charges are separate and can be substantial. Always, always ask for the *all-inclusive* price break-up on paper before you even think of booking. Don't just trust verbal assurances.

But isn't the price difference huge compared to main Gurgaon? I thought it's a good entry point for first-time buyers like us. What about the future infrastructure development there, like the proposed metro or better road connectivity? Will that help with resale value in the long run?

Future infra is a long shot, bhai. Don't rely on it too much. Builders promise the moon, but ground reality is different. I've seen projects where promised roads and schools are still just lines on a map years later. Always check the official master plan, not just the builder's glossy brochure.
Price difference toh hai, no doubt. But I bought a 2BHK in Sector 95 (Pataudi Road area) three years ago. My property value hasn't appreciated much, maybe 10-15% at most, which is less than inflation. Infrastructure is slowly coming, but very, very slow. Resale is genuinely tough, especially for 3BHKs, because most buyers there are also budget-conscious and prefer 2BHKs. So, the demand for bigger units is quite low, making it harder to offload.

RWA charges are often for show, and you end up paying for basic amenities that are poorly maintained ya fir non-existent. I also visited some projects near Basai, and the sales pitch was all about 'future development' but ground reality looks different. Resale value ka bhi tension hai, especially for 3BHKs, as most buyers in that belt are looking for budget-friendly options.
Sahi baat hai. Yeh sab builders ki marketing strategy hai bas. They show you a dream and then it's a nightmare.
Absolutely! My uncle bought a 2BHK in that belt last year and he's constantly complaining. Says RWA is non-existent, roads are bad inside the society, and common areas are neglected. He's regretting it now because the promised amenities never materialized. Bas naam ke liye gated community hai, andar sab haal behaal hai.
