Payment plan confusion for my next Greater Noida investment

Visited a few projects near Omicron III last weekend, Lotus Group ke bhi dekhe. Builders construction-linked payment plan pe push kar rahe hain. Is it really smarter than down payment for an investor? Ya hidden charges last mein surprise dete hain?
