Construction Linked Payment (CLP) plans in Noida, especially from builders like GM Infinite in Sector 68, seem appealing. But I'm based in Dubai, can't do site inspections. How much risk is actually involved with these for NRIs? My main worry is possession delays affecting EMI. Also, that super area vs carpet area calculation... does it really inflate costs so much? Koi real ground reality batao, yaar. Kya payment plan leverage karna worth it hai for investment? Need advice on total acquisition cost.

CLP sounds great on paper, especially for NRIs who might want to spread payments. But the super area vs carpet area is a huge trap. Builders inflate the super area so much, it adds 20-30% to your actual usable space cost. Make sure you get carpet area clearly defined in the agreement.
Haan yaar, super area ka funda toh pura scam hai. Lagta hai sasta, nikalta hai mehenga.
Bhai, GM Infinite ka track record toh bahut dodgy hai. Sector 68 mein unke projects pehle bhi delay hue hain. CLP sunne mein achha lagta hai, but agar builder delivery na de, toh EMI ka double burden padta hai. NRI ho toh aur mushkil, site visit bhi nahi kar sakte. RERA registration aur completion date check ki hai kya? Mere friend ka Alpha I Greater Noida mein project 2 saal late ho gaya tha.
RERA check karna toh must hai, par usse bhi guarantee nahi milti aajkal. Kai builders penalty deke nikal jaate hain. Aapka project Noida ke kis specific sector mein hai? Us area ka general sentiment kya hai, yeh bhi dekhna padega.
Totally agree. GM Infinite se bach ke raho. Mera bhi ek builder ke saath similar experience tha, abhi tak possession nahi mila hai.
