Payment plans and broker deals in Dommasandra – what's the catch?

Dommasandra — been looking at projects here, especially Varasinduri Properties. Fed up of renting, yaar. Builders ke payment plans confuse kar rahe hain. Construction-linked ya down payment, which one is better for an investor? Don't want to block too much capital upfront if project gets delayed, but also want best price. Broker log bolte hain they can get better deals than direct builder. Is that true for Bangalore properties, especially in Dommasandra? EMI vs rent math is killing me, want to maximize ROI. Anyone negotiated a good discount recently on payment terms? How much can one realistically save?
