Did some deep diving into Nanakramguda properties, especially Salarpuria Sattva options. I'm based in Dubai, so site visits are tough. Builders often push Construction Linked Payment (CLP) plans, but wouldn't a larger upfront down payment give better negotiation power or overall savings? Is it smarter for an investor? Also, directly approaching Salarpuria sales or using a good broker – which route actually gets better pricing and deal terms? Kya broker se kuch extra milta hai ya sirf time waste?

Dekho, it's a double-edged sword. I managed to get an extra 2% discount on a property in Attapur by paying 40% upfront instead of the standard 20%. But that was a smaller builder, not a big name like Salarpuria
Meri experience toh yahi kehti hai ki builders rarely give significant discounts for a larger upfront payment. They've already factored in their margins. Mostly, they just want to secure the sale. Agar aap investor ho toh maybe thoda interest savings ho jaye CLP se, but negotiation power? Doubtful. Be careful, builders promise a lot initially.
Exactly! I booked a flat near Alwal a couple of years back, thinking a 30% upfront would give me some leverage. Builder ne promises toh bade bade kiye the, but possession date 1.5 saal extend kar di. Mera paisa block ho gaya aur koi benefit nahi mila. Abhi bhi wait kar raha hoon. CLP mein at least payments are staggered, so risk thoda spread ho jaata hai. Don't fall for the 'special discount for upfront' trap, it rarely materializes into anything substantial.

Totally agree! Upfront payment ka concept sunne mein toh accha lagta hai, but practically kitna discount milta hai, that's the big question. Builder seedha mana kar dete hain sometimes. I've heard some builders in Begumpet are more flexible though.
