Honestly, for that price range, I'd look at newer projects in developing areas like Alpha-II Commercial Belt or even some upcoming ones near Alistonia Estate. You might get more modern amenities with lower initial maintenance headaches. 'Luxury' is subjective, but 'new and well-maintained' is usually better than 'old luxury'. I visited Pearls Gateway Towers a few months ago. The common areas looked decent, but some amenities like the squash court and clubhouse felt a bit dated. The security was good, though. But the units are quite large (196 units total), so maybe the maintenance is justified for that scale? Still, for a first-time buyer, it feels like a big jump into an older, high-maintenance property.

What's the current state of their swimming pool or gym? Often they look great initially but then fall apart. Check the RERA number UPRERAPRJ773536, but for an old project, RERA might not tell you everything about current condition.
This is a very valid point. I've heard stories where the builder promises the moon, but after possession, the residents are left to deal with aging infrastructure. Have you visited the actual site, OP, to see the current condition of these amenities first-hand?
Totally agree with U5. Old projects, especially with high-end amenities, become a money pit. My uncle bought in a similar project, and now they are struggling with the residents' welfare association to get basic things fixed. The initial 'luxury' sheen fades fast. Noida market mein toh competition bhi bahut hai ab.

U2, you're right about the price. It's insane. But OP is asking about the *value* for that price. Sometimes even expensive places have hidden issues. My friend bought in a 'luxury' project near Ajayabpur, and the amenities were barely maintained after the first year. Total waste of money.
