Also, those fancy clubhouses – are they actually used daily or just ghost facilities that jack up maintenance charges without real ROI? U7, negotiation is always possible, but for such an old project, you need to factor in renovation costs. My cousin bought a similar age property in another part of Noida, and within two years, plumbing issues, electrical faults, and plaster cracks started showing up. The maintenance committee was useless. The money saved on the 'deal' went straight into repairs. So, don't just look at the upfront price.

High maintenance charges for facilities nobody used properly. Builder bas dikha deta hai, actual usage zero. Make sure you check the current state of amenities, not just the brochure.
Pearls Gateway Towers? Hmm, for a project completed in 2008, that ₹5.9 Cr – ₹14.6 Cr price range seems incredibly steep, even for today's market. I mean, 196 units toh bahut hain, but 15 saal puraana project hai. My friend bought in Alpha II Greater Noida around that time, and the initial build quality issues were a nightmare. Cracks, seepage, the works. It definitely impacted resale value later on. So yes, poor build quality will absolutely hurt your investment.
U4, RERA (UPRERAPRJ773536) toh hai for Pearls Gateway Towers, but the project was completed way back in 2008, possession date 2008-12-01. RERA came much later. So, while it's registered, the protections for issues from 2008 might be limited. It's a tricky situation for older properties.
But isn't there RERA for these things now? Like, agar koi problem ho toh, we can complain, right?
