Mahalunge — been looking at projects here, especially Pegasus Developers. I'm in real estate myself, but buying for my own 2BHK feels different. They quoted ₹78L for a unit. Honestly, kitna discount milta hai Pune mein from the base price? Like, 2-3% bhi possible hai kya? What about the actual all-in cost? Stamp duty, registration, PLC, parking sab mila ke kitna upar jaata hai? And that super area vs carpet area game, it's annoying. Any hidden charges jo only possession pe pata chalte hain? Kya off-the-record experience hai aapka?

Same boat, yaar! Mahalunge is definitely buzzing but ₹78L for a 2BHK by Pegasus sounds a bit high, even for the current market. I heard about their project near Akurdi a few years back, and delays were a major issue. Are they still like that? Kitna discount expect karein, sach mein?
