Visited a couple of Prestige Group projects near the Peripheral Ring Road last weekend, and honestly, I'm not convinced. Everyone talks about how PRR and Metro Phase 3 will change everything for areas like Sarjapur Road and Yelahanka, but I think it's mostly builder ka marketing. My kids have moved out, so I'm looking for a smaller, manageable 2BHK, maybe around ₹1.2 Cr. I need good hospital access and connectivity, but traffic toh always rahega. Is this infrastructure impact real, ya only on paper for us buyers? Change my mind.

Totally agree with you, OP. I visited a project near Aavalahalli, same story. Builders show fancy renders of the future PRR, but current reality is bad roads and no proper access. ₹1.2 Cr for a 2BHK there feels like a gamble based on promises. The property agent kept pushing the 'future appreciation' but couldn't answer basic questions about current civic amenities. How long do these 'future' projects actually take to materialize?
