Phase 2 Noida: Good for investment or just hype?

So, I'm thinking about investing in Phase 2, Noida. What do you think about the area? Kya rate sahi chal rahe hain abhi? I've heard connectivity is good, but is it really? Has anyone experienced waterlogging issues during the rains? And security kaisi hai wahan pe? I'm looking for genuine opinions before I put my money in. Any advice? Which is better Phase 2 or another Noida sector?
