Phi IV investment: Real potential or just hype?
₹1.8 crore for a 3BHK in Phi IV, Greater Noida – is that appreciation real or just builder hype? I work in real estate, I know the drill, but buying for myself is different. Builders like Gaursons or ACE Group are active here. Everyone's pushing the Jewar Airport and FNG Expressway angle for future ROI, saying 3-5 years mein double ho jayega. But resale market ka kya scene hai yahaan? Agar kal ko bechna pade, will there be enough buyers at a good premium? Or will it be like some other areas with too much inventory? Off the record, what's the ground reality for actual appreciation? I'm looking at a 3BHK, budget around ₹1.5-2 Cr. Any hidden costs ya specific projects to avoid? Kya lagta hai, is it a smart long-term bet or just a temporary bubble?
