Pilkhuwa 3BHK upgrade: Is the price justified?

Budget finalised for an upgrade, but Pilkhuwa has me really confused. Currently in a 2BHK near Vaishali, thinking of a 3BHK or maybe even a villa there. Builders like Gaurs and ATS have projects, but prices for a 3BHK are touching ₹80L-₹1Cr+. Matlab, it's a big jump. Is this price justified for Pilkhuwa? Kya resale market wahan strong hai, in case future mein shift karna pade? I'm worried about liquidity. Also, water supply ka kya scene hai? Borewell pe depend karna padega ya municipal supply theek hai? Any actual residents can share their experience? Should I consider it over other Ghaziabad areas? Honestly not sure if the premium is worth it.
