My lease ends in 3 months and I'm honestly done with renting. Finally taking the plunge, but purely as an investor, not just a home. I'm looking at Pioneer Araya in Gurgaon, it's completed so no construction headaches. Everyone glorifies its 'luxury' and prime location, but yaar, nobody talks about the actual resale market for such high-ticket properties. 11-32 Cr ka apartment, kitne log buy karenge secondary market mein? Matlab, is the capital appreciation real or just on paper? And what's the actual rental yield there? I fear the investor ratio is too high, leading to a ghost society. Who will buy this from me in 5 years? Change my mind.

I actually did some research on Pioneer Araya. It's completed, RERA number 101 Of 2017. The location near Airport Road is definitely a plus, that much is true. But my fear is the limited buyer pool for such a high ticket size. Investment ke liye itna risk lena worth it hai kya for a first-time buyer like us?
Exactly! My agent also said the same thing about the limited buyer pool. Agar jaldi exit karna pade, toh phans jaoge.
Yaar, capital appreciation is usually on paper for these ultra-luxury projects. Ghost society ka point bhi valid hai, 270 units are a lot for that price segment. Making real money is tough unless you get a very specific buyer.
Totally agree, bhai. This 11-32 Cr range for Pioneer Araya is scary. Who buys these in secondary market? Same dilemma for me.
